1. Can you tell us about your property management company and how it got started?
Our property management company was created from the need for a full-service management company that understands how to maintain a house above standards, manage guests with a warm welcome and maximize revenue for the property owner. 

2. What sets your company apart from others in Sayulita?
We operate on the premise that we understand the homeowners better than most property managers. I personally own a rental home in Sayulita, and I’ve had relationships with previous management companies. I’ve experienced and recognized their weaknesses. My goal is to better relate to and understand the homeowner, resulting in higher quality management for them.

3. How has the vacation rental market evolved in Sayulita over the years?
The vacation market in Sayulita has ebbed and flowed over the past several years. Before covid, Sayulita was super popular with the hip traveler and had reached the mainstream markets. Once covid arrived and everyone figured out their direction, there was an influx of digital nomads that could work from anywhere, and vacationers came because the mask mandates were not as strictly enforced. It took some time, but rentals increased, and the option of renting long-term became more of an option. This, in turn, drove the monthly rentals up for long-term rentals. Now, post-COVID, the prices on long-term rentals have gone down, and homeowners are dependent on mostly vacationers. I don’t have hard data, but based upon what I’ve seen, Sayulita isn’t as busy as it was before covid, but it’s slowly climbing back up. 

4. What services do you provide for homeowners looking to rent their properties?
Reservation Management, Guest Concierge Services, Home/Garden/Pool Maintenance & Repairs, Guest Management, Staff Management and Property Project Management  

5. Do you offer full-service management or customized packages?
We offer full-service management and customized packages as well.

6. How do you handle guest communication and bookings?
We handle all communications and bookings with guests via Airbnb, SayulitaLife, VRBO, etc. We also greet the guests when they arrive and are available during their stay should they have questions or issues.

7. What steps do you take to ensure properties are well-maintained?
We train our staff to perform cleaning, gardening and maintenance above standards. We also perform weekly & surprise inspections and schedule periodic deep cleans and preventative maintenance.

9. What are the biggest challenges homeowners face when renting their properties, and how do you help solve them?
It can be difficult to properly price your rental to attract consistent rentals. It requires constant knowledge of holidays, events, occupancy for the whole town, etc. If homeowners use platforms such as airbnb and trust their pricing algorithm, it will usually yield more rentals than guessing how to set the pricing on your own.

10. How can professional property management increase a homeowner’s revenue?
A property management company is like having your own ambassador. It’s beneficial for the management company when the house is rented, so they will look for rental opportunities. If a management company is providing undivided attention to the rental market and the homeowner’s property, it’s better than a homeowner occasionally adjusting the price.

11. Can you share a success story where your services significantly improved a property’s rental performance?
We improved a property owner’s rental income by making pricing suggestions but also creating efficiency with their staff. Once all the parts of the process are working the way they were intended, improving performance is inevitable.  

12. What do guests appreciate the most when staying in a well-managed rental?
I feel that guests mostly appreciate a clean house that functions as advertised. Beyond that, they appreciate a prompt response if there’s an issue or question. 

13. If a homeowner is considering renting out their property, what’s the first step?
If a homeowner has accepted that other people will be using their home, their next step should be finding a management company to help them preserve and maintain their asset while yielding maximum revenue.
