Casa Promesa in Sayulita is a newly-remodeled, ocean-front luxury townhome with shared pool in the Villas del Palmar condominium complex. Lavish amenities, professional management, High-speed Starlink internet and a staff member who prepares a continental breakfast for guests every other day ensure all guests have a memorable visit.
The Space
Casa Promesa is a beautiful beachfront property located on the coveted, quiet north end of Sayulita about a 7 minute walk to the plaza. It was completely renovated in 2022 with modern Mexican design and a focus on creating beautiful, comfortable dining and living spaces. Nestled amid lush tropical gardens, Casa Promesa provides a carefree environment for relaxation and recreation in one of the most magical beach cities on earth.
Karina is at the property every other day for a few hours to help keep things tidy. She will also lovingly prepare coffee, cut some fresh tropical fruit, and have prepared some granola and yogurt to help jump start your beautiful day.
This impressive 4-bedroom villa sits right at the edge of the pool, facing the ocean in the prime location of the Villas del Palmar condominium complex. It’s just a few steps away from the white sand beaches and glistening ocean. The shared pool is large and fun for adults and children of all ages. Onsite 24-7 security will ensure your experience is welcoming and safe. Recently installed Starlink internet will ensure you will have the strongest connection possible throughout your stay. The house sleeps up to 9 people and is perfect for special celebrations right by the beach.
The ground floor of the villa includes two bedrooms, both with en suite bathrooms and king size beds. Also on the ground floor is a comfortable living room with plenty of seating for families or groups to gather and a small bar area with mini fridge. Sliding doors open up directly onto the patio which is steps away from the pool.
The middle level includes a gourmet kitchen equipped with everything needed for cooking and entertaining. There is a table for ten and bar seating for four. Also on this level is a bathroom and bunk room with Full size bed under the single bunk bed.
The top floor contains the third king bed, en suite bathroom including an open-air shower with ocean views and an expansive private deck with lounge chairs.
Casa Promesa is a great place to bring your family but it is of utmost importance that adults understand that it is not a place to leave children unattended. This home has many areas that are dangerous for unsupervised children like: open stair cases, low-opening windows and an open pool easily accessible from the back patio door of the home.
Guests can use the available beach chairs and beach towels.
Guest Access
Guests have access to Villa Palmar's private condominium pool, palapa patio areas and beach access. The back sliding door of the property literally opens to a corner of the pool patio area. Guests have access to the entire house including a parking spot and/or golf cart space in front of the house.
Other Details to Note
Please know that although this is a private residence, it is located in a condominium residence with views of the community pool and beach area.
This is a great space to host a chef or tequila tasting. Please know that in order to organize such an event, your Property Manager must be informed of the service provider well before the arrival. Your Property Manager may also help set this up.
House Cleaning: Karina is at Casa Promesa every other day.
Our town is also currently experiencing a real estate boom, as a result there may be some construction noise.
Update: As of July 30, there will be some construction noise from time to time nearby. Construction hours are:
Mon-Fri: 9:30am-6:00pm
Sat: 10:00am-2:00pm
Interaction with Guests
Casa Promesa is professionally managed by Tu Casa Property Management. They will be in touch with you prior to and during your stay. They will help with transportation as well as many other details and of course be at the property to welcome your group. Ximena, Bloyd and Carlos will be in touch with you prior to your arrival to ensure a smooth check-in.
Directions will be provided via a whatsapp group as well as an online manual for ease of arrival.
Safety: Please be advised that there are open stair cases, low railings and no gates around the pool.
Getting Around
Some guests love to walk everywhere but many also enjoy the use of a golf cart which you can easily rent by contacting the Property Managers.
Check-in is at 3pm. Check out is at 12pm.
Luggage drop upon arrival and luggage hold upon departure are available by contacting your PM.

HOUSE RULES
CASA PROMESA is in a condominium residential area with HOA and as such, certain rules do apply.
SMOKING is not allowed inside or in the outdoor living room/patio area. If you do smoke, please do so on the street side and away from windows or doors.
PETS are not allowed at any time. As we are within an HOA, even service pets cannot be accepted as we must adhere to HOA rules.
NUMBER OF GUESTS: The house is limited to the published amount of guests. The Guest will not show up and expect housing for extra guests at an extra cost.
Should the Guest want to invite guests to the house (friends, chef, masseuse, etc. it must first be cleared with the PM).
QUIET HOURS: Please respect quiet hours (11pm-9am). Should you come to party, please do so in town and when you and your rental group return home, be respect quiet hours.
POOL HOURS: 8am-10pm
AIR CONDITIONING: Please close all doors when running the air conditioning and turn off when nobody is in the rooms. Please do not lower the air below 22C as they tend to condensate.
ACCESS TO THE PROPERTY: The Guest shall allow the Property Manager access to the property for the purposes of repair and inspection. The Property Manager shall access this right in a reasonable manner and by always communicating first with the Guest. The Guest will allow access for landscaping and pool maintenance as this is a scheduled event. The renter never has the right to refuse service. If the renter is uncomfortable with a cleaner, landscaper, or pool person, they should immediately contact the PM.
TOILETS: DO NOT FLUSH TOILET PAPER. ONLY human waste goes in toilets.
SINKS: Do not put food or objects down the drains.
HOA/VILLA DE PALMAR SPECIFIC RULES
•bathing suits required at the pool -not exercise equipment, dresses or pajamas
•no glass or ceramic at the pool
•no coolers around the pool, only by the palapa
•no speakers by the pool area
•music at home will not be heard by neighbors
•after 11pm no music or loud voices at the palapa
•do not leave inflatables at the pool
•do not block the driveways with golf carts
•close the Condominium door if Security is not around
•no guests are allowed
•no grills allowed in the common areas
•no drugs allowed
•return beach chairs to rental units
•return kitchen wares to rental units
•do not toss cigarette buts
•do not hang clothing or towels on visible ledges/railings at the rental
•if charging a golf cart, use an extension cord that reaches the parked golf cart by the middle garden area. DO NOT park right in front of the rental
•share space at the common area tables
•no eating in the pool
•no smoking in the pool
•rinse off prior to entering the pool
•if you park behind someone, check with Security whose car you may be blocking
MEXICO IS DIFFERENT: Please remember that you are renting a house in a small village in Mexico. The culture, house construction, and infrastructure may be different from the country or city you are coming from.
CONSTRUCTION: In the past few years Sayulita has experienced incredible growth. Although Sayulita is a small town, there are at least 50 homes being built or reconstructed every year. There may be construction and construction noise right next door to the unit you are renting. We do not provide refunds based on noise levels from neighbors. Nor do we have special knowledge of when and where people will build. We apologize for any inconvenience you may experience; however, we are sure that you will enjoy renting these beautiful homes in the years to come. We will ALWAYS publish as soon as we know there is construction going on but cannot control times they work or noise levels.
HOUSE CHANGES: We do our best to update our website photographs and maintain the information listed on each page. However, items break or are purchased and may not be reported immediately. If something is strangely out of place, please do reach out to the PM for assistance.
DAMAGES AND MISSING ITEMS: You, the Guest, agree to take complete responsibility and liability for any damage caused to the rental property or any items contained therein, by you or anyone you allow into the rental property.
EXTRA CLEANING: The guest is expected to treat the house as if it were their own. This is a private residence and the expectation is that it be treated that way. This means that you are expected to clean up after yourself and your group. The Guest is not expected to leave the house in perfect condition, but a general level of cleanliness is expected. Garbage will not be overflowing and full of organic waste. Garbage bags will be used in trash bins. The Guest will pick up general garbage left in the house. An extra full day of cleaning will be charged to the Guest should it require extra cleaning.
ELECTRICITY: Sayulita is subjected to many electrical storms, especially in the summer months. Lightning often causes the power to go out all over town. When this happens, the power is usually returned within a few hours. The rental property is in no way responsible for acts of nature or general power outages. If the power goes out in your rental house the Guest should contact the PM so that they can file reports and also check if it is a house related issue.
ACCIDENTS AND LIABILITY: Just like in one’s own home, accidents happen. Tiles and other floor or ground surfaces may be slippery, especially when wet. Some of the houses have beautiful views which also make them dangerous for young children. Many of the railings have gaps where a crawling child might be able to fit through. The house nor the property owners are responsible for any accident or harm to renters within the boundaries of the property or anywhere in Mexico. The Guest accepts full responsibility for being aware of their environment and using caution during their vacation.
In the same fashion, should a Guest break something, they are expected to report it immediately.

* High Season (Nov-June): $1250USD - 4 nights
* Holidays (Easter, Thanksgiving, Xmas/New Year’s): $1,500 - 4 nights

If the Guest wishes to cancel his/her reservation, the full rental amount will be refunded as follows:
100% if canceled 120 days prior to the Check-in Date
50% if canceled 45 days prior to the Check-in Date
0% if canceled less than 45 days prior to the Check-in Date
If cancellation is due to a travel restriction and you can not travel due to COVID or similar government travel restrictions, there will be a 5% rebooking fee or a 10% cancellation fee.
We can accept Paypal payments or wire transfers to US or Mexican bank accounts. Notes: *50% due at booking, balance due 30 days prior to arrival.
